7 Spencer is a development project for an A-grade office tower set to be located in Melbourne’s central business district(CBD) which we are advancing in collaboration with major Australian real estate company Mirvac Limited. This next-generation office building, which will be equipped with the latest amenities for tenants as well as advanced environmental functions, is scheduled to begin operations in 2026. Launching this project with Mirvac, whose business policy aligns with our approach, we enhanced our presence in Australia, leading to us securing our largest investment to date, 135 King Street.

Melbourne: A development project making maximum use of the location’s potential

Melbourne has the second largest economy in Australia after Sydney. In 2023, we joined a development project in central Melbourne led by major Australian real estate company Mirvac Limited and acquired a 50% stake in the development rights for the tentatively named “7 Spencer Street.”
This grade A office building located in the city’s rapidly growing central business district, not only has highly convenient access but is also complimented by a wealth of natural scenery. With its location between the city’s central business district and a concentration of tourist and commercial facilities, the building is expected to enhance connectivity in Melbourne.
We plan to open this next-generation office building, which will feature the latest tenant amenities and high environmental performance, to cater to corporate needs to create more comfortable and fulfilling workspaces and achieve zero emissions, in 2026.

Sydney: Acquisition of a property in a top-notch location

In April 2025, we acquired 135 King Street, an A-grade building located in Sydney, Australia’s economic and retail hub. Facing the Pitt Street Mall, one of the biggest shopping streets in the Southern Hemisphere, the building is in a top-notch location not only as an office, but also a commercial facility.
Its environmental performance has also been evaluated highly, with 5.5-stars (out of 6) under the National Australian Built Environment Rating System (NABERS)  Energy, while maintaining high operating efficiency.

Expanding business through deepened collaboration

Mirvac shares our core business policy of “developing premium office buildings on the premise of long-term ownership.” Deepening our collaboration with Mirvac, a company whose approach aligns strongly with our own business policy, will allow us to absorb valuable insights and further strengthen the DAIBIRU Group’s Australian operations.
Launching this project has enhanced our presence in Australia, and ultimately lead to us acquiring 135 King Street, our largest investment to date.

VIEWPOINT

Expanding investment in Australia with our third property

The acquisition of 135 King Street marks our third investment in Australia. Our first, 275 George Street, is fully leased and operating smoothly, and construction of the second property, 7 Spencer, is nearing completion. We are busily engaged with these three properties, but will work together as a united team to offer local customers quality equal to that of our properties in Japan.

Q.N. Joined our Vietnam Representative Office in fiscal 2011. After working in the Osaka Office Leasing & Operations Department, the Corporate Planning Department, and Daibiru Vietnam, she is now on secondment to Daibiru Australia.
