Overview of development projects in India
We are focusing on India, which is undergoing remarkable economic and population growth, as part of our investment strategy in growth regions under the medium- to long-term management plan 2035 “BUILD NEXT.” After building relationships with local companies and undertaking market surveys leveraging the network of Mitsui O.S.K. Lines, we joined the office building development project Atrium Place in central Gurugram, in April 2024. We are currently developing high-grade office towers on approximately 47,600 m² of land in collaboration with worldwide real estate developer Hines Interests Limited Partnership. In November 2024, we participated in a project in Chennai, successfully launching in a new market through collaboration with industry leader CapitaLand Group Pte. Ltd.

Initiating the future of offices In India, a country experiencing remarkable economic growth
As part of the important strategy of investment in growth regions of our medium- to long-term management plan 2035 “BUILD NEXT.,” and following on from Vietnam and Australia, we have newly selected India as a country with favorable investment prospects owing to the remarkable economic and population growth it is undergoing. While this was uncharted territory for us, we leveraged the business foundation and network that Mitsui O.S.K. Lines Group has built over many years of operations in the country, and found an abundance of investment opportunities through building relationships with local companies and undertaking market surveys.
Large-scale development in the Delhi satellite city of Gurugram
In April 2024, we participated in our first project in India, namely Atrium Place, an office building development project in the central business district of Gurugram. This large-scale project is being undertaken in collaboration with worldwide real estate developer Hines Interests Limited Partnership and is set to construct four high-grade office towers with a total rental room floor area of approximately 285,000 m² and a car parking structure on approximately 47,600 m² of land.
The design is being handled by the globally renowned U.S. architectural firm Pelli Clarke & Partners. With the buildings’ impressive glass façades providing excellent visibility from the outside, the development is expected to become a new landmark in the city of Gurugram. Construction is progressing according to schedule, with the project expected to be completed in 2025.
Development of an innovative business park in Chennai
Furthermore, in November 2024, we were able to join International Tech Park Chennai, Radial Road. This project is in collaboration with the CapitaLand Group Pte. Ltd., which has an extensive track record in real estate development worldwide. Our plan is to create a state-of-the-art business super-park, the first in India to acquire certification for net-zero buildings.
Collaboration with a trusted partner delivers tangible results
These forays into a new market posed a challenge for us, but both were in collaboration with industry leaders, and we are making solid progress.
Going forward, we will boost our presence in this growth market and focus on value creation.

Accelerating investment in India through joint ventures
Our second project in India, in Chennai, is thanks to the links formed between CapitaLand and Mitsui O.S.K. Lines in Singapore, which led to this investment. By collaborating with Hines in the first project, and CapitaLand in the second, we have been able to gain a multifaceted understanding of the Indian real estate market, and are steadily acquiring more expertise. We have great confidence in our next investment in India’s remarkable growth market.
